Caleb's Place Rental Policy
 
Caleb’s Place, Inc., leases apartments to qualified applicants
in accordance with all Fair Housing guidelines.
The following criteria must be met in order for us to approve an application:

Income:

 
Applicant or Applicant and Spouse combined monthly income must be 3 times the monthly rent amount.  Otherwise, applicant and co-applicant must make 3 times 110% of the total monthly rent.  If applicant is retired, the ratio required is 3 times the monthly rent.  If applicant has been employed at the same job for over 18 months, then the ratio is lowered to 2.5.  If applicant’s total financial obligation from credit report is below 25% of income, then the ratio is lowered to 2.5.  Income amounts must be verifiable; applicant may be requested to provide recent pay stubs. If applicant is self-employed, then most recent tax returns or statement from CPA must be provided.  
         
  Supplemental Income:  

All supplemental income must be verified in writing.
All verifiable bank accounts and investment accounts are assumed to earn 1% per month.

 
         
  Rental History:  

Applicant must have 12 or more months of verifiable rental/mortgage history during the past 3 years with a maximum of 2 late payments.
Applicant may have 6 months of rental history with NO late payments or NSF charges.
Applicant must have no lease violations requiring legal notice or action.
Applicant must not receive a “NO” in response to question “Would you re-rent?” when asked of previous landlord.

 
         
  Apartment
Occupancy Policy:
 

Only 2 occupants per bedroom are permitted for the duration of the lease. 

 
         
  Credit History:   Applicant must have a satisfactory credit rating of report obtained from major credit bureau.  
         
 

If applicant does not meet the above criteria, then an additional deposit, guarantor, or co-signer may be required for approval.

 
  Criminal History:  

Applicant must not have a felony record that was adjudicated guilty or had adjudication withheld for the past 7 years, or any conviction of any length of time for any drug related, sexual related, murder related or arson related crime.

 
         
  Eviction/Broken Lease:  

Applicant must not have been evicted or moved out without notice from any residence during the past 5 years.
